 
		The first step of our journey together is an informal face to face meeting discussing your needs and wants along with ideas and possible square footages you have in mind. We work together to see if we can meet your goals together.
After we both determine that your home and our services should make for a great combination we assist in the design of your home through our suggested architect. We meet with the licensed architect to give ideas of design elements, room sizes, materials, elevations and so on to give our expert the information needed to start designing the home. IT'S IMPORTANT to remember that our architect is licensed and WILL stamp, with his license your completed plan for all structural elements called out so you know your home is built upon a solid foundation and structural steel elements.
After a short design time from the architect we meet again to go over the initial design to get feedback. We take the feedback and make any necessary changes we need to make to come up with a final plan ready for the bidding process.
We now take the plan and distribute to our preferred contractors to give us an exact bid for what is drawn and what we discussed for design elements. We take the time to bid every aspect down to the plumbing fixtures chosen. This is to ensure that our bid is complete and final when you get it back from us. At this point, if we were to build your home, the price given at this time is the price your pay. Any extras would be from items not discussed prior to this bid or from you changing your mind that would result in a higher cost due to an upgrade.
After we bid the home and we are in agreeance on price we put our contracts together for your review and final signatures. We also can help in securing building loans with local banks and will walk you through the payout process.
Once we have all in hand we take the necessary steps to securing a building permit. This includes getting the appropriate items to the subdivision architectural review team, staking the lot and having silt fence installed, getting the county all necessary documents for their approval. This process can take up to 30 days and is all dependent upon the authorizing powers to be.
After securing our permits we can start the building process. Our estimated time of completion will be determined on a case by case basis and usually we complete a home within six moths from the day we dig for the foundation.
During some of the above processes, after the signed contract, there are certain items that need to be chosen to move the process through the proper channels. We assist in the design and selection process throughout the project and will give you time frame for when decisions and selections need to be made.
There are usually 5-6 payouts during the process for work completed, depending on how we structure the building loan and process. All payouts will be discussed with you first and you sign off prior to any funds being dispersed for finished work.
As the project comes to a completion, we begin to finalize all details and work toward a final closing to get you into your dream home.
